An inherent defect normally comes to light when identified in a home buyer’s survey where a structural engineer’s report is recommended to determine the likely cause of the defect. We will always endeavour to determine the cause but this cannot always be definitive, without the involvement of specialist companies to carry out intrusive investigations such as geotechnical companies, drainage condition survey companies and monitoring companies.

We have contacts within the above specialist companies and can obtain quotations and arrange the investigations. However, a review and comments on the specialists report will incur a fee.

Other times when we are called in is when the homeowner has concerns about a crack that has recently appeared or there is a bulging wall or there are bouncy or out of level floors, although this is not an excessive list of defects that could occur.

We will always provide a written report and where possible without further investigations advise on remedial works required. A builder will need to be contacted to obtain costs for any works that we recommend.
