removal of walls and forming new openings in walls in existing buildings

Many home owners wish to remove walls to increase certain areas. This commonly happens when a house is first bought and the new owner would like to get the dusty and disruptive work carried out as soon as possible after buying the house.

In most cases drawings will not be available, therefore, we would need to make a visit to the property to obtain plan and height dimensions and existing construction details. Also at the visit we would discuss the proposed structural solution. We would also obtain details of the span of floors and any walls over the wall in question to allow the load on the wall to be calculated.

Removal of loadbearing walls in existing buildings will require temporary propping and needling to support the existing structure prior to removal or opening up of any walls. We will provide a sequence of works and loads to be temporarily supported which will allow the builder to provide adequate props.

The drawings we produce are hand drawn to keep costs reasonable for the home owner.

The drawings and calculations that we prepare are suitable for Building Regulation submission and for obtaining costs from a builder.
